Funda serves as the central platform where real estate agents list homes for sale and buyers search for properties. For selling your home, this means that a listing on Funda dramatically expands your reach: the platform attracts millions of visitors every month, making it the largest online property marketplace in the Netherlands. In this article, we answer the most frequently asked questions about how Funda works and what it can concretely do for your chances of selling.

How does a property end up on Funda?

A property is listed on Funda through an NVM-affiliated agent or an agent registered with one of the other recognized industry organizations, such as VBO or VastgoedPRO. Private individuals cannot list a property on Funda themselves. You always need a certified agent who has access to the platform and publishes the listing on your behalf.

Once you sign a sales agreement with an agent, that agent handles the entire registration process. This typically involves the following steps:

  • Valuation and sales strategy: the agent determines the asking price based on market analysis and comparable properties in the area.
  • Presentation: professional photos, a floor plan, and a descriptive text are prepared.
  • Publication: the agent lists the property on Funda, including all required details such as the energy label.

From the moment of publication, your property is immediately visible to all visitors on Funda. These can include private buyers, investors, or other agents searching on behalf of clients.

What is the difference between Funda and other property platforms?

The most important difference between Funda and other property platforms is market share and exclusivity. Funda has by far the largest user base in the Netherlands and is the only platform where the complete inventory of NVM-affiliated agents is published. Other platforms such as Pararius, Jaap, or Huizenzoeker often display a limited selection or focus specifically on the rental market.

Pararius, for example, focuses heavily on rental properties and therefore attracts a different audience than Funda. Jaap and Huizenzoeker partly aggregate listings from Funda itself but offer less functionality for buyers. For selling a property, Funda is therefore the most relevant platform, simply because most active home seekers start their search there.

Another difference is the quality standard: Funda sets requirements for how properties are presented, such as minimum photo quality and mandatory information fields. This results in a more consistent and professional inventory than is typically found on many other platforms.

How much influence does Funda have on the sale price?

Funda has no direct influence on the sale price itself, but the visibility the platform provides can indirectly contribute to a higher return. The more interested buyers you reach, the greater the chance of multiple offers — and competition among buyers generally drives the price up.

The final sale price is determined by the asking price your agent recommends, the condition of the property, its location, and current market conditions. Funda increases the likelihood that the right buyer will find your property, but the price itself is always negotiated outside the platform.

What is measurable is the effect of a well-presented listing. Properties with professional photos and a complete description demonstrably attract more visitors and lead to more viewings. More viewings increase the chance of an offer at or above the asking price.

What makes a Funda listing effective?

An effective Funda listing combines strong visuals, a complete and honest description, and the right asking price. Buyers decide within seconds whether to read on, so the first photo and the opening line of the description are crucial to making a strong first impression.

The following elements concretely strengthen a listing:

  • Professional photography: clear, well-lit photos of all rooms, including the exterior and any garden or balcony.
  • Floor plan: buyers want to understand the layout before visiting. A clear floor plan lowers the threshold for scheduling a viewing.
  • Complete description: mention not only the features, but also what makes the property special — such as its location, the neighborhood, or recent renovations.
  • Up-to-date energy label: this is required, but a favorable energy label is also a selling point you can actively highlight.
  • Competitive asking price: a price that aligns with the market attracts more serious buyers than one that is clearly above market value.

On Funda, you can also choose paid options such as a featured placement or an open house listing. This temporarily increases visibility, but is not a substitute for a high-quality base listing.

When is an agent required to advertise on Funda?

An agent is not legally required to advertise on Funda, but NVM-affiliated agents are obligated by their membership rules to list properties through Funda. Since the NVM is the largest real estate association in the Netherlands, this means that in practice the vast majority of properties for sale are listed on Funda.

Agents affiliated with VBO or VastgoedPRO also have access to Funda but are not always required to list every property there. In some cases, sellers deliberately opt for a private sale, where the property does not appear publicly on Funda but is offered through the agent’s network. This may be relevant when the seller values privacy or when the property is expected to sell quickly through direct contact.

If you as a seller want your property to have maximum visibility, it is advisable to agree on this explicitly with your agent and confirm that publication on Funda is part of the sales strategy.

How long does a property typically stay on Funda?

How long a property remains on Funda varies considerably depending on the region, property type, and asking price. In popular urban areas such as Amsterdam, properties in 2026 sometimes sell within days or weeks. In less sought-after regions or for properties with a higher asking price, this can stretch to several months.

The time a listing has been active on Funda also sends a signal to buyers. A property that has been on the market for a long time raises questions: is something wrong with it, or is the price too high? This is one reason why agents sometimes advise adjusting the asking price if a property has not sold after six to eight weeks.

Factors that influence the time to sell:

  • Asking price: a price that aligns with the market speeds up the sales process.
  • Presentation: a strong listing leads to more viewings and faster decisions.
