How Does Overbidding Affect Your Mortgage?

Gaby Mock - KRMT Real Estate Agent ·

Overbidding has a direct impact on your mortgage: the bank finances a maximum of the appraised value of the property, not the higher purchase price you offer. The difference between your bid and the appraised value must come out of your own pocket. The larger the overbid, the more of your own money you need. In this article, we answer the most important questions about overbidding and mortgages, so you know exactly where you stand.

How much of your own money do you need when you overbid?

When you overbid, you need at least the difference between the purchase price and the appraised value, plus the buyer’s closing costs. The bank will never finance more than the appraised value. If you bid 30,000 euros above the appraised value, you must contribute that full amount yourself, on top of the standard buyer’s costs of approximately 5 to 6 percent of the purchase price.

For example: you buy a property for 450,000 euros and the appraised value comes in at 420,000 euros. The bank finances a maximum of 420,000 euros. You pay the difference of 30,000 euros yourself. On top of that come the buyer’s costs, such as transfer tax, notary fees, and estate agent fees. In total, this can add up to 50,000 to 60,000 euros of your own money, depending on the situation.

When calculating your own funds, take into account:

  • The difference between the purchase price and the appraised value
  • Transfer tax (2% for existing homeowners, 0% for first-time buyers under the first-time buyer exemption)
  • Notary fees and land registry fees
  • Any structural survey and appraisal costs
  • Estate agent fees for purchase guidance

What is the difference between the purchase price and the appraised value when overbidding?

The purchase price is the amount you and the seller agree on. The appraised value is the independent estimate by a certified appraiser of what the property is objectively worth. When overbidding, the purchase price is almost always higher than the appraised value. That difference determines how much of your own money you need.

Appraisers look at comparable sales in the area, the condition of the property, and market conditions. In a tight market such as Amsterdam and the surrounding area, the asking price may already be on the low side, meaning the appraised value sometimes comes close to the purchase price. But when bidders go significantly above the asking price, the gap quickly widens.

It is therefore wise to estimate the expected appraised value before placing your bid. A buyer’s agent can help you form a realistic picture of what a property is truly worth, so you are not caught off guard financially.

How does the bank determine your maximum mortgage when you overbid?

The bank calculates your maximum mortgage based on two factors: your income and the appraised value of the property. The lower of the two is decisive. When overbidding, the appraised value is almost always the limiting factor, because banks in the Netherlands are legally prohibited from lending more than 100% of the appraised value.

Your income determines how much you can repay each month, and therefore the maximum mortgage amount based on your borrowing capacity. But even if your income allows for a higher mortgage, the bank stops at the appraised value. This is laid down in the mortgage lending standards that apply in the Netherlands.

Example for clarification:

  • Maximum mortgage based on income: 480,000 euros
  • Purchase price after overbid: 460,000 euros
  • Appraised value: 430,000 euros
  • Maximum mortgage from the bank: 430,000 euros
  • Own funds required: 30,000 euros (difference) plus buyer’s costs

Do you have a Nationale Hypotheek Garantie (NHG)? Then additional conditions apply. NHG is available in 2026 up to a purchase price of 435,000 euros. When overbidding above this threshold, the NHG guarantee automatically lapses.

What are the risks of overbidding for buyers?

The greatest risk of overbidding is that you pay more than the property is objectively worth. If the market falls or you need to sell the property sooner than planned, you risk ending up with a residual debt. In addition, an excessively high overbid can completely deplete your financial buffer, leaving you with little room for unexpected costs.

The main risks at a glance:

  • Forgetting the financing contingency: Anyone who bids without a financing contingency and cannot secure the mortgage risks a penalty of 10% of the purchase price.
  • Empty savings account: If you use all your own money for the overbid, you have no buffer left for renovations, maintenance, or setbacks.
  • Equity illusion: A high purchase price does not automatically mean the property will be worth more in the future. Appraised values and market prices can fall.
  • Emotional decisions: In a bidding war, the temptation to go further than is financially sensible is great.

When is overbidding still financially responsible?

Overbidding is financially responsible when you have sufficient funds of your own to bridge the difference without completely depleting your buffer, and when the property fits your long-term plans. The financial pain of an overbid diminishes the longer you continue to live in the property.

A rule of thumb used by many financial advisors: keep at least three to six months’ net income as a buffer after purchase. This allows you to absorb unexpected repairs or a temporary loss of income without immediately running into difficulties.

Overbidding is less risky when:

  • The property is located in a neighborhood with structurally high demand and limited supply
  • You plan to live there for at least five to seven years
  • Your own funds are more than sufficient to cover the overbid plus costs without draining your buffer
  • The appraised value is close to the purchase price

How do you prevent overbidding from causing financial problems?

You prevent financial problems by establishing a clear maximum budget based on your mortgage capacity and own funds before your first viewing, and sticking to it strictly. Set an absolute ceiling and never bid above it, regardless of bidding pressure.

Practical steps to protect yourself:

  1. Get mortgage advice before you start viewing properties. This way you know exactly how much you can borrow and how much of your own money you can deploy.
  2. Have an appraisal carried out or use a valuation estimate to know what a property is realistically worth.
  3. Always include a financing contingency in your bid, unless you are certain the financing is in place and you fully understand the risks.
  4. Determine your maximum overbid based on facts, not on how you feel during a bidding round.
  5. Maintain a financial buffer for maintenance, renovations, and unforeseen costs after purchase.

A buyer’s agent also helps you objectively assess the value of a property, so you submit a well-founded bid rather than getting swept up in the emotion of the moment.

How we help with overbidding and purchase guidance

Overbidding is almost unavoidable in the current Amsterdam market, but it does not have to be risky if you are well prepared. We guide buyers from the first conversation all the way to the notary. This starts with a video call to map out your wishes and financial capacity, followed by property viewings, a thorough file analysis, and the preparation of a personalized bid. We handle all communication with the selling agent, appraiser, structural inspector, and notary, so you can focus on the decisions that truly matter.
